Is your garage prepared for the winter?
As you are getting your home ready for winter, don't forget to check the safety of your garage door also. Including your garage as apart of your annual safety inspection is just as important as changing the batteries in your smoke detectors. This minimal time and financial investment may ensure that your home is safe for the weather ahead.
CLEAN YOUR DOOR
Just as you would clean your car, cleaning your garage door can help it from rusting and will removes any dirt. Use a gentle soap and rinse thoroughly. Do not use strong liquids or abrasive cleaners. You can also apply car wax to help protect it from the damage of ultraviolet sunrays and acid rain.
CHECK YOUR WEATHER SEAL
Cleaning your weather seal is also important, again use a mild soap and rinse thoroughly. Lubricating your weather seal with a silicone lubricant will help keep your weather seal flexible and prevents premature wear. Lubricating every other month is suggested. Do not use petroleum based lubricants, as these products can damage your weather seal. If you are experiencing rodents damaging the bottom corner of your garage doors seal, it is sometimes helpful to place steel wool in the ends of the seal; this simple fix will deter and prevent rodents from further chewing and ruining your seal.
TEST YOUR MOVING PARTS
Ensuring that your springs, rollers and track are functioning, it is vital that you take time to make certain that these parts are working properly. By investing a little bit of time and effort your garage door will have better performance throughout the year. Lubricate rollers and hinges with a little motor oil (10W30), this should be done every 3 months, based on usage. Be sure to wipe off all excess oil. Your track does not need to be lubricated. Never attempt to adjust your springs or hoisting cables. Call a qualified garage door service provider if you feel that this part of your garage needs repair or service.
IS YOUR GARAGE DOOR OPENER SAFE?
It's always a good idea to check the operation of your garage door and opener as the seasons change. Minor fluctuations in temperature and moister air can cause your garage door or opener to need minor adjustments. The best way to check your door operation is to disengage your garage door from the opener by pulling the emergency release rope (always do this with your garage door in the closed position). Operate the garage door manually; a well-balanced door will operate with 10lbs to 15 lbs of force. If your garage door feels heavier than this we recommend contacting your local garage door opener specialist to adjust the balance weight of your garage doors. Performing this simple procedure can avoid costly repairs to your opener, identify garage door problems and prevent accidents and injury.
Once you have determined your garage door is operating correctly it is time to do a few simple checks on your electric garage door opener. First, check to be sure you garage door opens and closes fully, if not, see your garage door openers' manual for the proper means to adjust your door openers limits. Next, check your door openers' safety features. Garage doors manufactured after 1986 will have 2 safety features, one of which will be a safety reverse system that will reverse your garage door upon contact of an object. We recommend that you place a 2" x 4" block of wood under your garage door and check to see if it reverses upon contact. See your owners' manual for adjustment suggestions and advice. A second safety feature is typically a photo-eye sensor type device. This device detects if an object is in the way and will not allow the door o close or reverses the door if an object breaks the beam while the door is closing. Simply inspect the wire connection, alignment and insure items are not stored in the area of these sensors. Check operation by passing an object in front of the beams while the door is closing to check for automatic reversal.
Always follow your manufacturer's recommendations for service intervals and safety compliance and never let children play with or around a garage door; as serious injury can result. Performing these few simple steps can help keep the largest moving part of your home and typically main entrance operating smooth and safe for years to come.
